2:43We are going to talk about housing today.

2:45You guys have heard about it from everybody from the 2024 election to the people

2:49at your state level to the people who are campaigning right now.

2:53What are we going to do about the housing crisis in the United States of

2:56America? Young people can't buy houses.

2:58But I'm telling you, no matter where you are, houses are unaffordable.

3:03People aren't selling. People aren't buying.

3:05We decided we would bring in a real estate expert.

3:08He's a real estate developer and a board member of the America First Policy Institute's

3:12Make Housing Great Again initiative.

3:15We have Michael Burkentine with us today.

3:17Michael, thank you for joining me.

3:19Well, thank you for having me.

3:20It's great to be here.

3:21I'm so glad you're here because you can tell us what is the deal.

3:25Is it really that people can't afford houses?

3:27Because I have to ask you, we have seen these young people that are spending

3:31money on constant vacations and they're always doing all of these amazing things.

3:36And then they're like, we can't afford a house.

3:38But I wasn't doing that when I was young.

3:39So what is really going on with young people not affording houses?

3:43It's really the perfect question.

3:45You know, in America right now, it doesn't matter what generation you are, affordability is

3:51definitely an issue. And housing is a supply and demand crisis.

3:55You know, right now, it really boils down to supply.

3:58If builders built more homes and we didn't have such a deficit, and we'll talk

4:02about that in a little bit with a report from White House, but if we

4:06didn't have such a deficit, we would be doing a lot better in the space

4:11for affordability and housing, but we don't.

4:13It's basic economics 101. If you don't have a lot of housing supply, and let's

4:19say you want to list your house on the market, you're going to end up

4:22getting top dollar. I actually personally just went through this this past weekend where we

4:28had a house, a two -story house go on the market.

4:30It was on the market, Tudor, for two days with a bidding war.

4:35And it's just, you know, you always hear about these things, but then to be

4:39a part of it is just, it was exciting, but it's also very saddening because

4:47we do have this issue and, you know, it's middle class is really getting the

4:52brunt of it, and then the upper middle class is also seeing, you know, the

4:56big hits. But to your point, when it comes to young people going on vacations

5:05and spending money, see, what has happened is young people are, they're putting priorities ahead

5:12of other priorities. So, let's say, back in the day, priorities were family formation, you

5:18know, having babies, getting married, buying a house.

5:21Now, because there's such an affordability, go from the there's a very hard gap.

5:24And AFPI has a beautiful chart on this showing where wages were and where new

5:29home prices are and buying a house are.

5:31And there's this massive gap, this huge delta.

5:35And so when that gap just keeps rising and rising and rising, young people look

5:39in the mirror and they go, well, I'm just going to rent a house because

5:43I can't afford to buy.

5:44Oh, and in the meantime, I have a little bit of capital that I can

5:47spend. Let's go down to the Bahamas for a weekend.

5:50So then other generations look back and reflect back and say, well, that's why they

5:55don't have any money. You know, they're spending on this, spending on that.

5:57But if you really digest it and talk to younger folks, that's what's happening.

6:04But so is that a little bit of a financial literacy issue, though, that young

6:08people, I think that we live in a society where everything is at your fingertips.

6:14I mean, I literally ordered prom shoes for my daughter this morning that will come

6:18to my house tomorrow morning and prom is on Saturday.

6:20Like that's the society that we live in.

6:22I literally waited until this point because I'm like, I can get them delivered.

6:26But you expect everything right now immediately.

6:30And I think that's kind of what this generation of young people have seen the

6:35money in their bank account.

6:36And they're like, I want something.

6:37I'm going to go get it.

6:38But that's really not how we were when we graduated from college and we started

6:42our lives together. We were like, OK, we have a little bit here.

6:45If we keep adding to that, we can get a house.

6:48You know, it seems like a different culture.

6:50It is for sure shifted and financial literacy for sure has a big impact on

6:56it. I completely agree with you.

6:59It's been very interesting to watch because there is this pushback against I see the

7:07younger generation that's now getting into the workforce that are kind of angry with my

7:13generation and my mom's generation.

7:15Like, oh, you didn't have cell phones and you didn't have to stream and you

7:18didn't have this and you didn't have that.

7:19And it's like, well, you don't have to stream either.

7:22I mean, everybody pretty much has to have a cell phone, but we did have

7:25phones at our house. It's just like this idea that it's different for me and

7:30therefore I can't be as responsible as you were.

7:33But the reality is like you still have to.

7:36We still, regardless of what our lives were like, we still took a chunk of

7:41our paycheck every every two weeks and put it in a savings account to try

7:46to buy. So I will just say that is frustrating to me.

7:49But I do also understand the point about there are no houses because I like

7:54I said, I watch just because I'm like, I don't know if you ever saw

8:00Modern Family where Phil was like always out looking at houses and they called him

8:04Commission Impossible. Yeah. Yep. Yep.

8:07Yep. That was like my dad.

8:10My dad was always looking.

8:11And when I would be like, Dad, you are Commission Impossible.

8:13And he would just constantly.

8:15But I feel like he passed it down where you just are scrolling realtor .com

8:20and you're like, oh, what are the houses?

8:21There are no houses for sale where I live.

8:23And you're right. When a house goes up for sale within days, that house is

8:28gone. And it could not it could be a not even very nice house.

8:31I mean, I've seen houses and I'm like, there's no way that's what they're worth.

8:34And they're immediately gone. But to the flip side of that, when I moved here

8:3920 years, 20 plus years ago, there were new developments going in everywhere.

8:44I like the Pulte homes of the world.

8:47I mean, I'm in Michigan, so we had Pulte neighborhoods everywhere.

8:50But there's not new neighborhoods going in.

8:52Is that a zoning issue?

8:54Is that a like red tape issue?

8:57Is that the cost of materials?

8:58What is the deal with that?

9:00Well, that's a really good question.

9:02Yeah, developers are really getting hammered right now.

9:04So our family business does everything from ground up development.

9:08So we get the whole appetite.

9:11You know, we get to see the whole dinner plate when it comes to like

9:14buying the cornfield, develop entitling the cornfield, putting the streets, roads, curbs, doing the vertical

9:19building, etc. And the amount of red tape tutor is just amazing.

9:25It is unprecedented. And so what the president is trying to do at the federal

9:31level is cut that red tape.

9:33And I've been instrumental in some of the conversations in the West Wing, which has

9:39been really fantastic to see and be a part of.

9:42And they're listening. You know, there's some reports that have recently come out for some

9:46blueprints. And one of the big things is cutting red tape and trying to really

9:52help developers and builders. One really awesome thing that AFPI and us worked on and

9:59instigated at the West Wing was these things that I call Trump neighborhoods, which is

10:05basically saying if you live in Michigan, and you are in a town or municipality,

10:10and you sit on a board, and the federal government offers you funds to be

10:17able to redo your zoning based on data, let's say you need 35 % more

10:22multifamily townhomes in your area to help with the wage gap and the affordability.

10:29If you do that, among a few other things, the government will actually reward you

10:35for that. The reason I like calling it Trump neighborhoods is because it's coming from

10:39the Trump administration. And they're basically incentivizing the town, the developer, and they even want

10:45to do possibly something for the buyer.

10:47We're still trying to investigate what exactly that looks like.

10:50But if we can get around that and we can help builders build and stop

10:55worrying about all these wetland issues and being tied up.

11:00You know, from a developer standpoint, it takes three, four, five years.

11:04Okay. But wait, let's get into that because people hear that and they're like, oh

11:08my gosh, you cannot disturb the wetlands.

11:11And I want people to understand that when we're talking about wetlands, I mean, we

11:16have the same, I don't know where you are, but we have the same issue

11:20in Michigan. If it's like a puddle that forms in your yard, it's a wetland

11:25and you can't do anything about it.

11:28Yes. Yeah. Actually explain how that is, how bad the over -regulation in that kind

11:33of area has become. Well, just before the president took over, we had a significant

11:41issue with waterways, they're called.

11:43And so we had these waterway maps that came from the Army Corps of Engineers

11:49and those waterway maps were gullies in neighborhoods.

11:54So like they basically say that these are navigable waters that people can travel on

12:01and they're gullies and they hold projects up for one, two years.

12:04Luckily, the administration in Congress passed some legislation that actually got rid of that.

12:10So we've actually already started this with the administration.

12:12We actually have been proactive in getting this, you know, heading in the right direction.

12:17But when it comes to bog turtles and species that haven't been seen for 50,

12:2360 years, and we're going through and waiting for studies to be done that cost

12:27tens and tens of thousands of dollars, that's the regulation that we're looking to cut.

12:33We're trying to bring common sense to, in reality, back to the playground here.

12:40So you're talking about on a federal level, but how different is this on a

12:46state level? I mean, we look at California.

12:48They can't even rebuild the neighborhoods.

12:50California has been a complete disaster to watch these people who lost their homes.

12:55And for folks who have never gone through this before, we had something similar in

12:59Michigan with a major flood.

13:01Everybody lost their homes. They still have a mortgage.

13:04They still own that property.

13:06But in California, they can't rebuild because of all this regulation.

13:10So how does it differ?

13:12Like, how much can the federal government affect your state?

13:17Well, the federal government right now, the total fees on average has been put out

13:22by National Association of Home Builders.

13:24$100 ,000 on average goes back to the federal government when you buy a house.

13:29So if you buy a house for $200 ,000, about $100 ,000 on average is

13:34going back because of these fees.

13:36So we have a significant problem just with the amount of fees that go in

13:41to every single thing that we do.

13:43California is obviously mismanaged. And it's painfully obvious.

13:49And we have these folks over there that are homeless from the fires.

13:53And what are they doing?

13:55Why are they not allowing people to rebuild in an efficient level, letting the insurance

14:01companies come in? I just don't understand.

14:03It should be one of the greatest processes that America has because you have homeless

14:10people because acts of God.

14:12And we all need to rally together to be able to bring that back and

14:16do it very quickly. We do it in other states when hurricanes hit, we do

14:20it very well. We build back and people travel from all over the country and

14:25they're hired and it's all hands on deck.

14:27But yet we get into a place where the Democrats are running and it's taken

14:33forever. It doesn't make any sense.

17:58Well, let me ask you this.

18:00So we've seen quite a bit of, we've had local control taken away, but let

18:05me get your opinion on something because we have our neighborhoods that suddenly in the

18:10middle of a neighborhood or in the middle of one of our local towns, they

18:14take over. The city has like, I guess, I don't know, some sort of, I

18:20don't know if they have a vote on it, but they take over a section,

18:23like one of our downtowns, they'll take over the above the shops and they'll create

18:28apartments above the shops. And the crazy thing to me is that three or four

18:34of those apartments will go for $2 million a piece, but one of them has

18:38to be low income housing.

18:40So you can't make over $60 ,000 a year and live there.

18:44This is happening all across our area where you'll have a neighborhood of, you know,

18:51people who are probably on a double salary, probably making $150 ,000 a year.

18:58And then you have an apartment building go in and they're all low income housing.

19:02And this is being sold to people with the story of like, well, we've got

19:08to have low income housing, but it doesn't seem like we need to have low

19:12income housing. It seems like we need to have housing that people with an income

19:17can afford. And I think that people are voting for low income housing, not understanding

19:22that this isn't creating housing or they're voting for affordable housing, which they think is

19:28creating housing that young people can afford, but that's not what affordable housing is.

19:32So don't you think that people are sort of being duped into creating these areas

19:37where you have $1 million home and then the person that's right next to that

19:45$1 million home is someone who is not allowed to make over $60 ,000 a

19:50year? Yeah, we're seeing this a lot.

19:52Actually, in Connecticut, we did a deal where we were forced to have X percent

19:57of average median income, AMI, they call it.

20:01And so to your point, you know, it's happening all over the place.

20:06What the goal of that is, is to try to mix in the affordability, force

20:11the developer to build what they want to build, but then try to have product.

20:16The problem that I've run into is when you do that and say an apartment

20:20complex that we have, and you have this affordability component where you're, you know, you

20:27have to actually target, you know, a specific person or family that makes X amount

20:34of money. When you go and you market that, we had a real challenging time

20:38doing that because you don't want to, you don't want to look bad to your

20:42market rate paying tenants for the same exact unit, right?

20:47So it's this dichotomy and this balance.

20:49And so we came up with a program called Build Connecticut.

20:52And basically what Build Connecticut is, is community minded.

20:56So we, we actually like spun the marketing and the messaging into, we are, we're,

21:02we have this product and here's what we're trying to do.

21:05We're help. It's, it's geared towards nurses.

21:07It's geared towards firemen. It's geared towards policemen, you know, single, single incomes.

21:12They need a place to live.

21:14And if they don't have a significant other, it's really hard for them to afford

21:17$2 ,000 a month for a two bedroom or whatever the rates are.

21:20And so I actually think it is a great program to be able to have

21:25and mix it. It's just as developers, we need to make sure that we market

21:30it properly. We let our folks know how to sell it and, and integrate it.

21:35So, so hopefully that answers your question and your thoughts.

21:39How do you get prices down for new homes?

21:42I mean, I know you said build more.

21:44Is that, I mean, that.

21:46In the manufacturing business, we liked the high number runs because we would buy a

21:53lot of material at one time.

21:56And the more material you buy, the better the price you get.

21:59So we would have the long runs and we would have the short runs and

22:02the long runs would kind of pay for the short runs because we would have

22:06to bring in a bunch of material.

22:08Why are we not seeing those neighborhoods anymore?

22:10And wouldn't that help to keep the cost down if you're buying a lot of

22:14material at one time? Yeah, so right now we are building houses for way too

22:20much money comparative to where we were pre -COVID, let's say.

22:25See, the COVID area really spiked prices and they held called price stepping.

22:30And the price stepping is just simply where the prices go up and they hold

22:34and it's the new normal.

22:35And everybody's like, well, this is the new normal.

22:37This is what we're doing.

22:38We're dealing with this in the granite industry right now where prices are going up

22:43and we're switching vendors. And you would think if we bought more granite that we

22:47would have the economics of scale, you know, building a thousand homes a year right

22:51now, we would be able to drive these prices down.

22:53But between the regulation when it comes to energy and the building codes, luckily, we

23:02just recently put a stop with the secretary to some really advanced Joe Biden era

23:08building requirements, which has been fantastic to put a stop to.

23:13But they're also hanging around where an average of $35 ,000 will actually come into

23:19the average cost of a home because of these green initiatives.

23:25So we need to keep an eye on that.

23:27We need to make sure that that doesn't happen.

23:28And I just think that we need to take it to the next level and

23:33try to really cut the red tape at the developer level, at the entitlement level,

23:39so that that's really where a lot of the costs are.

23:42You know, when we go and we sell land and we build and price out

23:47the horizontal streets, roads, curbs, right now, that's where we're seeing the biggest inflation.

23:52It's not actually the building products, it's actually the infrastructure and the approvals and the

23:58attorneys and all of the stuff that is more bureaucratic, if you will.

24:03So dealing with having to have the paperwork done is more costly than anything else.

24:10Yes, 100 percent. And that's where so on the federal level that can change.

24:16But then, I mean, I just I was just at an event last night and

24:20it was candidates for office here in the state of Michigan.

24:23And one of the questions was, what would you do to make housing more affordable?

24:27And I'm telling you, Michigan is not unlike California with regulations and the overregulation for

24:34sure. And I was surprised, to be honest, that the candidate didn't say I would

24:39cut regulation. So on the state level, do you see that same issue that you

24:44run into specific regulations at the state level that if that were cut out, you

24:50would be able to build much more inexpensively?

24:53Yeah, 100 percent. We're seeing a lot less of that, though, in red areas.

24:58So we as a company have really targeted.

25:01Shocker. Yeah, it's been you look at Raleigh, North Carolina, took us five years to

25:06put 201 townhomes and get them approved five years, which is incredible.

25:11That's ridiculous. It's unbelievable. That's before a shovel even went in the ground.

25:18So if you so as developers, that's why the Trump neighborhoods is such a beautiful

25:22thing. And I love I love the term Trump neighborhoods because it's red states.

25:27If you are people that are common sense based and you want to help your

25:32community and you want to help your buyers and you want to help people with

25:36affordability, you do X, Y and Z.

25:39We're going to incentivize you to do these things.

25:41We're going to cut the red tape.

25:43And now all of a sudden we're working as a country, as a community in

25:47the pockets of and locations that people actually want to work with us.

25:52If you don't want to work with us, don't work with us.

25:55That's that's really what we that's where the president's mind is right now.

25:59And that's where we're headed.

26:00So this but this is also this goes to businesses, too, because this is something

26:05that I heard while I was campaigning.

26:07We have a local boat manufacturer here, but a pretty well -known boat manufacturer in

26:13the state of Michigan. And obviously they sell boats all over the world, but they

26:18wanted they wanted to change their current.

26:20So they have a show.

26:22Well, a manufacturing plant that had they obviously have to test the boats.

26:27Right. So they wanted to go to the water and have a when they their

26:31their boat dock was not floating.

26:34It was a solid, like stable boat dock and they wanted a floating boat dock

26:40because the water goes up and down and they have a lot of clients that

26:43are in their 60s and 70s and they like to not have them try to

26:47jump off onto the dock.

26:48Right. So they went to the state and they said, we want to change the

26:51dock. For our giant manufacturing plant that employs like, you know, 300 people, I think

26:59it was three years later, they finally went to North Carolina, who said we will

27:03have it built for you in 30 days.

27:06That was how and it was just regulation.

27:08Think and you think about this.

27:11Here is a company going to the state.

27:14saying, we don't think that what we have now is safe for our clients.

27:18We want to be able to change just this strip that is in the water

27:22to make it more movable, to make it safe for our clients.

27:27And the state goes, it's going to take three years to even consider it.

27:32And then they still don't get it done.

27:34Yeah, I just can't handle stories like that.

27:37We've been a part of so many stories like that.

27:40And that's why we have drawn the line.

27:42And I think other businesses need to really look in the mirror and decide where

27:47do you want to build?

27:48Where do you want to open your business and have your storefront?

27:53It's come a time where we have to put a stop to it.

27:57And if we do it in the right way and we work together in the

28:00pockets of the country that are meaningful and that we can make money and we

28:06can help the community, we can bring back this old school America.

28:09I'm not so sure that it's going to work very quickly in places like Raleigh

28:14and other blue areas because of what you're saying.

28:18See, this is the concern.

28:19But that's why I think it's a conversation that more people should be having this

28:23conversation in a more mainstream way, because I don't think that our generation and like

28:30the generations, your generation, the younger people are understanding how much happened behind the scenes.

28:37And I feel like one thing people don't get is that when you have lawmakers

28:41who work full time, they want to make laws.

28:43And the more laws they make, the more they can hinder advancement and really innovation.

28:51And so I've talked to people when I was campaigning who had multi -billion dollar

28:57businesses who told me if I started today the way I started back when I

29:03first started my business, I would have been shut down by the government because the

29:06regulations are different. This, to me, goes beyond housing.

29:10We're talking about it. We get it because we see the housing.

29:14That affects us every day.

29:15But we are not talking enough as a community of Americans to say we are

29:21not as innovative as we used to be.

29:23We do not have as many opportunities for entrepreneurship because of the fact that there

29:28are too many regulations that stop us from creating, stop us from expanding our minds

29:33into different types of businesses and stop existing businesses from expanding within our state.

29:38I mean, when you look at states, blue states and areas like Raleigh, who I'm

29:42sure Raleigh is losing businesses too.

29:45You see Illinois losing businesses.

29:47You see California, they're all moving to Texas.

29:49You see Michigan losing businesses.

29:52And if you kind of try to pick this apart, a lot of people will

29:56say it's just taxes. There's a lot of people willing to go to a certain

30:01level of taxation and just take the hit.

30:04But when they can't expand, when they can't create, when they can't do what they

30:08want to do and build, that's when they, that is really the nail in the

30:12coffin where they say, I'm leaving the state.

30:13So I think what you're doing goes well beyond housing, but we see it that

30:20way because that's what affects us individually.

30:22But if you look at your town and you wonder why businesses are going out

30:26of business, I mean, we've got restaurants and pet stores and everything else going out

30:31of business. And the real reason that is, is because the big businesses are closing

30:35and the people leave. Yeah.

30:38Yeah, exactly. I mean, I think you hit the nail on the head.

30:41I think people need to really just take a step back and make sure you're

30:46investing in the right communities and you're opening your stores and shops and your businesses

30:50in the right communities. Let's take a quick commercial break.

34:32If we can talk more about reducing regulation and we've had, I mean, obviously in

34:40this state, it's a big manufacturing state, but the Southern states have done a lot.

34:46You talked about infrastructure and the administration that's now working to help to expand infrastructure

34:53when there is the possibility of a neighborhood going in.

34:57On the state level, a lot of these Southern states have done that when it

35:01comes to potentially getting a new auto manufacturing shop.

35:04It's like, and like I said, with North Carolina, with this company, it was like,

35:08we will build the dock.

35:09Like, come, we'll get it.

35:11And the motivation that I've heard from even the big three car manufacturers and the

35:18boat guy, the motivation was never money or incentives.

35:22It was always speed of delivery of product.

35:26You know, it was always like, hey, they're going to, they are going to get

35:29us up and running six months ahead of time.

35:32I don't think people are hearing that enough.

35:34If you want to build a company, you don't want to see it come to

35:38fruition in a year. You want 90 days.

35:41You know, you want somebody that's saying this is all going to be ready.

35:44So I do think that this is a bigger conversation to be having, not only

35:48on the national level, but the local level of like, hey, we all have to

35:52get involved so that we can see us, so we can see our area prosper.

35:58And when you look at businesses closing around you, understand that that's because the main

36:04infrastructure, the big businesses that bring in the executives and the people who are spending

36:09a lot of money in your area, they're not there.

36:11So your mom and pop shops can't thrive.

36:15Yeah. It's, you know, the big businesses are, you know, just doing, it's hard to

36:24really put words together with what you're saying when it comes to all these big

36:29businesses and how things are outlined.

36:32I think you said it best.
